What TI HVAC Actually Means on Your Project

A tenant improvement HVAC scope is rarely simple. The previous tenant's HVAC layout almost never matches the new tenant's needs, and you're working inside an active building with limits on noise, dust, hours, and cuts. We've been doing this long enough to know what to ask before bid:

  • Existing system audit — what's there, what's salvageable, what needs replacing
  • Load recalculation — new floor plan, new occupancy, new equipment changes the load
  • Zoning and supply/return redesign — new walls mean new diffusers, returns, dampers
  • RTU sizing review — is the existing rooftop unit still right-sized, or do we swap?
  • Coordination with the rest of the trades — ceiling grid, lighting, fire suppression, electrical, plumbing
  • Mechanical permit and inspection — pulled, scheduled, passed
  • Commissioning and balancing before tenant move-in
