When Property Managers and GCs Call Us for RTU Work
RTU calls come in three flavors:
- The unit is dead — packaged rooftop unit on a retail strip or office building has reached end of life and the building is too hot or too cold. You need it replaced before the next tenant complaint.
- The portfolio swap — property manager with five buildings has ten 15-year-old RTUs to swap over the next quarter. Coordinated scheduling, predictable pricing, no surprises.
- The new build — GC on a new commercial project needs RTUs spec'd, ordered, and installed in the right sequence with framing, electrical, and roofing.

What's Included in an RTU Install or Replacement
Site Visit & Assessment
Measurement, existing unit assessment, refrigerant recovery if replacement, curb compatibility check.
Equipment Selection
Manufacturer + model recommendation matched to load and budget. Procurement and lead-time coordination.
Crane & Rigging
Crane scheduling and rigging coordination. Curb adapter fabrication if curb sizes don't match.
Install & Commissioning
Electrical disconnect, gas line, condensate handling. Startup, commissioning, balancing. Operation walkthrough at handoff.

Realistic Lead Times in Utah
RTU lead times have settled compared to 2022–2023, but specific tonnages and configurations still vary. Standard 3–10 ton packaged units in common configurations are typically 2–6 weeks. Larger or specialty units (high efficiency, heat pump RTUs, oversized) can run 8–14 weeks.
